Modular construction gains popularity in non-residential segment in Poland

While modular construction is increasingly popular in the residential sector, it has also gained ground in the segments of public buildings and commercial structures. More project owners are interested in choosing that solution as they appreciate faster construction time, precision, cost savings, and quality.
Several factors are responsible for the growing interest in modular construction (both 2D and 3D) in Poland. Prefabrication attempts to address the evolving needs of the construction market, both those relating to the limited availability of labour resources and the pressure to complete investment projects within as short timeframes as possible. Greater emphasis is also being placed on sustainable growth and ecology, so prefabricated structures, especially those made of timber, fit in with the prevailing trends. Due to technological breakthroughs, it is possible to create increasingly advanced modular projects that meet the highest functional and aesthetic standards.
Below we present examples of ongoing modular construction projects and completed projects in Poland in the public and commercial construction segments.
Cultural Activity Centre in Skawina

The Cultural Activity Centre was opened in the Rzepnik community of Skawina (Malopolskie voivodship) at the beginning of 2024. The modular steel structure building was delivered by Qmodular Trade. It consists of 22 modules with the total floor space of 1,000 m². The project was finished within six months.
Modular school in Pruszkow - extension

Unihouse completed the extension of Primary School No. 3 in Pruszkow in 2024. The building comprises 50 prefabricated modular timber elements. Following the extension, the school’s usable floor space was raised by 2,600 m².
Care and Residential Centre in Michalowice

The Care and Residential Centre was opened in Michalowice (Malopolskie voivodship) in 2024. The modular timber structure building has a floor space of 575 m². The project was finished within six months.
Voivodship Specialist Hospital in Legnica - reconstruction

In 2024, Climatic completed a reconstruction of a modular hospital in Legnica. The building was constructed in 2021 by Climatic to address challenges posed by the COVID-19 pandemic.
Hospital in Ostroda

Ekoinbud completed Poland’s first prefabricated timber hospital in 2024. The construction of the Ostroda hospital was launched in 2023. Its usable floor area is 2,400 m².
Tertio Ponte office building in Wloclawek

Budizol constructed the Tertio Ponte office building in Wloclawek at the beginning of 2024. The facility consists of nearly 1,600 prefabricated concrete elements. The building has a usable floor space of 8,000 m². Prefabricated elements were assembled on site over the course of four months.
Teaching Building No. 2 of the Warsaw Military University of Technology

In September 2024, Climatic completed the construction of a teaching building for the Warsaw Military University of Technology. The five-storey building with the floor space of 2,200 m² consists of 28 modules. The entire design-and-build project was completed within 10 months.
Nursery school in Karczew

A nursery school built in Karczew (Mazowieckie voivodship) by Ekoinbud was opened in October 2024. The building was constructed using prefabricated wooden modules within six months. It consists of 25 rooms. The school has a usable floor space of 500 m².
Central Museum Collection Storage in Lesznowola

The construction of the Central Museum Collection Storage in Lesznowola is due to complete by the end of 2024. Poz Bruk, a subcontractor, delivers prefabricated concrete elements, including prefabricated walls with thermal insulation and facade layer (430 pieces), and 800 prefabricated internal walls. A consortium consisting of Polimex Infrastruktura and Polimex Mostostal is the general contractor for the project.
Teaching complex in Klodzko

Modular System launched the construction of a modular teaching complex in the Klodzko municipality in October 2024. The project is designed to help children and youth return to school following the aftermath of the September floods. As the modular technology is used, construction work takes a lot less time so the building can be opened for use and allow teaching to resume in a safe and modern environment. After it is ready, the building will be given to the Klodzko municipality free of charge.
Office building of State Forests in Potrzebowice

The construction of the State Forests office building is due for completion in Potrzebowice (Wielkopolskie voivodship) in Q1 2025. The 1,060 m² building will be constructed by Ekoinbud using timber modules. It is due for completion within seven months from the start date.
Nursery school in Lysomice

By the end of March 2025, a nursery with an area of over 400 m² will be built in the Lysomice commune (Kujawsko-Pomorskie voivodship). The building will be implemented using modular 3D wooden construction technology. The modules will be manufactured in Ostaszewo near Torun, where the prefabrication plant of the general contractor of the investment, MOD 21, is located. The facility will be equipped with technologies such as a ground heat pump and photovoltaic panels. The value of the contract is PLN 4.4m. The investment in Lysomice is the first contract of MOD 21 in Poland.
Barracks for the Armed Forces of the Republic of Poland in Augustow

On 16 October 2024, a consortium consisting of Climatic and Techko was awarded the contract for the construction of two barrack buildings, including an administrative and office section, in the steel module technology, as well as four mobile warehouse halls and the required infrastructure in Augustow. It will be the largest steel module technology structure project ever completed for the Armed Forces of Poland. The facilities are expected to be placed in operation within 21 months.
Teaching Support Centre in Lodz
On 15 October 2024, Pekabex signed a contract with the Medical University of Lodz for the construction of the Teaching Support Centre (design&build model). The prefabricated concrete building is scheduled for completion in the spring of 2026.
In the coming years we expect a significant increase in the number of modular projects in the non-residential sector. The segment is still in its early development stages and every successful project serves to promote the broadly-defined modular construction technology. The "Modular construction in Poland" report released by Spectis finds that modular construction can flourish in 2025 and 2026 when the local authorities will have substantial funds at their disposal. Since the funds must be utilised within a short timeframe, modular construction will be practically the only opportunity to complete the projects by 2027.
