Modular construction in Poland: export potential that reshapes Europe

Modular buildings manufactured by Polish companies gain recognition across Europe. Thanks to faster build times, modular construction appears to be well-positioned to address challenges of the modern world such as the housing crisis, climate change, humanitarian crises or sprawling urbanisation processes.

Prefabrication of houses is becoming an increasingly important component of the European construction landscape, with Polish companies playing a major role in the process, according to the Spectis report "Modular construction in Poland". Polish manufacturers successfully respond to the demand for quick and sustainable solutions in the residential, hotel or education sectors, thriving on a combination of innovative technologies, competitive prices, strong credentials, and high quality. Numerous projects completed in such demanding markets as Germany, Scandinavian countries or the UK prove their capability to compete against the biggest European players despite differences in legal regulations or export-related challenges.

All the while, the Polish companies’ successes so far have not come without their challenges. Economic slowdown, high cost of money, volatile currency exchange rates, local construction requirements, and competition against well-established overseas companies require Polish manufacturers to be flexible, innovative, and plan for the long term. In spite of these barriers, the export potential of the Polish modular construction sector remains significant, and growth in this segment can be one of the drivers influencing the transition of the construction industry in Poland.

Below we present a selection of ongoing and completed modular construction projects.

 

Tollare Terrass and Tollare Marina housing estates in Stockholm, Sweden

The Tollare Terrass housing complex was delivered in Stockholm in 2022, marking the continuation of the Tollare Marina development. The building was constructed using the concrete prefabrication technology. Pekabex was responsible for manufacture and delivery of prefabricated elements necessary for the construction of the five-building development.

 

Senior citizens home in Kalbach, Germany

Unihouse completed the construction of a senior citizens home in Kalbach, Germany in 2022. The building comprises 75 prefabricated modular timber elements. With a usable floor space of 5,500 m², the building consists of 88 flats for seniors and 17 units for caregivers.

 

Student accommodation development in Edinburgh, Scotland

Manufactured solely by DMD Modular, a student accommodation development located opposite the University of Edinburgh’s Kings Building campus was completed in 2023. The building consists of 144 steel-structure modules. It spans 3,650 m².

 

Hotel Akureyri in Iceland

A new hotel section constructed by Qmodular Trade welcomed its first visitors in 2023. The project involved the construction of a new hotel section next to the existing, traditional-built hotel. The new section consists of 25 steel-structure modules.

 

Van der Valk Hotel in Arlon, Belgium

Opened in Arlon, Belgium in 2023, Van der Valk Hotel was expanded by DMD Modular. 28 steel-structure modules comprising 56 new hotel rooms were added to an existing building.

 

Children’s home in Reutlingen, Germany

MOD21 completed the construction of a children’s home in Reutlingen, Germany in May 2024, The two-storey building was manufactured using a modular wood structure. The project involved the delivery and installation of modules with the total area of 820 m². The project was finished within six months.

 

Aiden by Best Western modular hotel in Lolland, Denmark

Aiden by Best Western modular hotel in Lolland, Denmark was opened in July 2024. The modular wooden structure building was manufactured by Unihouse. It consists of 107 modules with the total floor space of 4,400 m². The project was completed within less than six months.

 

After-school care building in Stralsund, Germany

In August 2024, MOD21 completed a two-storey after-school care building for a primary school in Stralsund, Germany at the request of the municipal authorities of Stralsund. The total area of the building is 1,870 m². The wood modular structure was completed within six months.

 

Am Strandkai housing estate in Germany

Pekabex completed the delivery and installation of prefabricated concrete elements for the Am Strandkai housing estate in Hamburg, Germany in 2024. The development will comprise 147 flats and 4,000 m² of commercial space located on two levels

 

Greenpark housing estate in Berlin Neukölln, Germany

Having teamed up with Thomas Praefab and the Goldbeck Group, Bauwens is pursuing a project consisting of more than 860 apartments. The project is based in Neukölln, Germany. In 2024, Thomas Praefab delivered more than 100,000 m² of walls and 410 other prefabricated elements (stairs, pillars, decks) made using the prefabricated concrete technology (as at November 2024). The elements for the project were manufactured in 12 plants in Poland and Germany.

It should be noted that facilities exported from Poland include not only large-scale projects, such as hotels, educational facilities, and multi-dwelling buildings, but also single-family houses, and specialised solutions, such as modular bathrooms.
